Job Title: Director of Pre-Construction and Estimating

Position Overview:
The Director of Pre-Construction and Estimating leads and manages the pre-construction phase for commercial, industrial, and institutional (ICI) construction projects. This individual will be responsible for overseeing the estimating team, ensuring accurate and competitive bids, developing comprehensive project strategies, and maintaining strong relationships with clients, subcontractors, and suppliers. This role requires expertise in project planning, cost control, risk management, and collaboration with internal and external stakeholders to drive the successful execution of construction projects.

Key Responsibilities:

  1. Pre-Construction Management:

    • Lead the pre-construction phase, including planning, design, budgeting, and scheduling.
    • Collaborate with project stakeholders, including owners, architects, engineers, and subcontractors, to define project scope and goals.
    • Develop value engineering solutions to optimize project budgets and schedules.
    • Conduct feasibility studies, site analysis, and constructability reviews to assess project viability.
  2. Estimating Leadership:

    • Oversee the preparation of detailed and accurate estimates for all project phases, including conceptual, schematic, design development, and final construction documents.
    • Ensure accurate cost analysis, risk identification, and pricing strategies for bids and proposals.
    • Review and approve final estimates before submission to clients or upper management.
    • Monitor market trends, material costs, and labor rates to ensure competitive pricing and accuracy in estimates.
  3. Team Management and Development:

    • Lead and mentor the pre-construction and estimating team, fostering professional growth and ensuring alignment with project and company goals.
    • Assign tasks and responsibilities to the estimating team, ensuring adherence to deadlines and quality standards.
    • Provide training and development opportunities for the team to improve skills and industry knowledge.
  4. Client and Vendor Relations:

    • Build and maintain strong relationships with clients, ensuring a clear understanding of their needs and expectations.
    • Liaise with subcontractors and suppliers to gather pricing information and negotiate competitive bids.
    • Ensure clear communication between all parties during the pre-construction phase to mitigate potential issues.
  5. Risk Management and Cost Control:

    • Identify potential risks associated with project execution, and propose mitigation strategies.
    • Ensure project budgets align with financial objectives, providing regular reports on project financial health.
    • Implement cost-saving measures where applicable, maintaining quality and integrity in project execution.
  6. Collaboration and Reporting:

    • Work closely with other departments such as operations, design, and project management to ensure smooth transitions from pre-construction to construction phases.
    • Provide regular updates to senior management on the status of pre-construction activities, estimates, and project opportunities.

Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
  • 10+ years of experience in estimating, pre-construction, and project management within the ICI construction industry.
  • Extensive knowledge of construction methods, materials, and cost structures in ICI projects.
  • Strong leadership skills with the ability to manage and motivate a team.
  • Excellent communication and negotiation skills.
  • Proficiency in estimating software (e.g., ProEst, Sage Estimating, or similar) and project management tools.
  • Strong problem-solving skills and attention to detail.
  • Ability to work under pressure and meet deadlines.

Preferred:

  • Professional certifications such as Certified Estimating Professional (CEP) or Project Management Professional (PMP).
  • Experience in large-scale ICI projects within the Richmond area or familiarity with local market conditions and regulations.
