Position Title: Estimator

We are currently seeking a detail-oriented and experienced Estimator to join our dynamic team and contribute to the successful completion of our residential projects.
Position Overview:
The Estimator will be responsible for accurately preparing cost estimates for residential construction projects, ensuring that all estimates are comprehensive, competitive, and aligned with project specifications. The ideal candidate will possess a deep understanding of construction processes, local building codes, and material costs, as well as experience in working with developers, subcontractors, and suppliers.
Key Responsibilities:

Cost Estimation:
- Prepare accurate and detailed cost estimates for residential construction projects, including labor, materials, equipment, and subcontractor services.
- Review project plans, specifications, and drawings to assess the scope of work and determine the quantities and types of materials required.
- Collaborate with architects, engineers, and project managers to clarify project requirements and provide cost-effective solutions.

Bid Preparation:
- Solicit and review subcontractor quotes, ensuring that bids are competitive and aligned with project scope and specifications.
- Prepare and submit bid proposals for residential construction projects, ensuring all relevant costs are accounted for.

Cost Control and Budgeting:
- Assist in developing project budgets and ensure that the final estimate aligns with the budgeted costs.
- Monitor project progress and track costs throughout the construction phase to identify potential budget overruns and recommend corrective actions.

Vendor and Subcontractor Relationships:
- Build and maintain relationships with subcontractors, suppliers, and vendors to ensure timely and cost-effective sourcing of materials and services.
- Negotiate pricing and terms with suppliers and subcontractors to optimize project costs.

Risk Management:
- Identify potential risks and uncertainties related to project costs and timelines, including changes in material prices, labor availability, and market conditions.
- Provide recommendations for mitigating risks and ensuring that estimates are as accurate as possible.

Reporting and Documentation:
- Maintain detailed records of all estimates, bids, and contracts for reference and audit purposes.
- Prepare regular reports for project managers, senior leadership, and stakeholders on the status of estimates and budgets.
Qualifications:

Education:
- Bachelor’s degree in Construction Management, Civil Engineering, Quantity Surveying, or a related field (preferred).
- Relevant certifications (e.g., Estimating or Project Management certifications) are an asset.

Experience:
- Minimum of 3-5 years of experience as an Estimator in residential construction, preferably with a developer/builder in Calgary.
- Strong knowledge of construction processes, building codes, and industry standards.
- Familiarity with local suppliers, subcontractors, and market conditions in the Calgary area.

Skills:
- Proficiency in estimating software (e.g., ProEst, Buildertrend, or similar).
- Strong analytical and problem-solving skills with a keen attention to detail.
- Excellent communication and negotiation skills.
- Ability to work collaboratively in a team environment and independently.
- Strong organizational skills with the ability to manage multiple projects simultaneously.
Working Conditions:
- Full-time office-based role with occasional site visits to review project progress and scope.
- Standard business hours, with potential for overtime during peak periods or bid deadlines.
