MatchBox Consulting is seeking a Senior Development Manager for our client, a growing high rise developer in Greater Vancouver.
The Senior Development Manager will be a driven and adaptive individual, who will be responsible for overseeing the planning, execution, and successful completion of real estate development projects, ensuring they meet budget, quality, and timeline objectives.
Responsibilities:
- Stay current on local competition, market dynamics, and development regulations and guidelines.
- Cultivate relationships with senior management, marketing, accounting, customer service, interior design, and construction teams.
- Formulate development timelines and monitor the overall project schedule.
- Compile internal and external reports related to project status.
- Assess, oversee, and mitigate project risks.
- Ensure quality control throughout the project’s duration.
- Generate and conceptualize ideas for new development initiatives.
- Collaborate closely with the construction team to ensure seamless coordination throughout the project timeline.
- Collaborate in drafting scopes of work for construction and coordinate the creation of supplementary documents to support consultant services.
- Lead contract negotiations and manage necessary paperwork to finalize contractual terms.
- Offer project leadership and guidance to third-party collaborators and project team members. Conduct regular development team meetings and address project issues as they arise.
- Supervise and monitor the progress of ongoing projects, including schedules, budgets, financial metrics, and lending requirements. Approve progress payments during development and funding, as well as contract adjustments as needed.
- Ensure compliance with contractual performance obligations.
- Develop project scope, capital and operating budgets, lending criteria, risk assessments, and development and construction schedules, working closely with the construction department.
Requirements:
- Bachelor’s degree in real estate development, construction management, or a related field, or equivalent experience.
- Minimum of 3 years of experience in real estate development, preferably in the role of development manager, with a proven track record of successfully managing projects from concept to completion.
- Strong knowledge of local zoning and land use regulations, permitting processes, and building codes.
- Exceptional leadership and team management skills, with the ability to oversee a multidisciplinary team of architects, engineers, contractors, and consultants.
- Excellent communication and negotiation skills, with the ability to interact effectively with stakeholders, government officials, and investors.
