Job Title: Assistant Superintendent
Location: Vancouver, BC
Job Summary:
The Assistant Superintendent will assist the Superintendent in overseeing and managing the day-to-day construction activities for residential development projects in Vancouver. The role involves coordinating on-site activities, ensuring that construction is proceeding according to schedule, maintaining quality standards, and working closely with contractors, subcontractors, and other construction professionals. The Assistant Superintendent will support the management of all aspects of site operations to ensure the project is completed on time, within budget, and to the highest safety and quality standards.
Key Responsibilities:

Project Coordination:
- Assist the Superintendent in managing the overall construction schedule and workflow.
- Oversee daily on-site activities, ensuring that they align with project plans, specifications, and timelines.
- Coordinate with subcontractors and suppliers to ensure materials and labor are available when needed.
- Ensure project milestones are met and promptly address any delays or disruptions.

Site Supervision:
- Supervise trades, labor, and equipment on-site, ensuring that work is performed efficiently and to high-quality standards.
- Perform regular site inspections to identify and resolve potential issues, ensuring adherence to design and code requirements.
- Enforce health and safety protocols, ensuring that safety measures and regulations are adhered to at all times.
- Monitor site cleanliness and ensure proper waste management and material storage.

Communication and Reporting:
- Liaise with the Superintendent, project managers, and other stakeholders to provide updates on project progress.
- Maintain accurate records of site activities, including daily reports, site inspections, and change orders.
- Assist in conducting site meetings with contractors, suppliers, and team members to ensure clear communication.

Quality Control:
- Ensure that all construction activities meet company quality standards and conform to design specifications.
- Address any construction deficiencies promptly, working with subcontractors to resolve issues.
- Conduct regular quality checks to identify potential problems before they impact the project.

Health & Safety Compliance:
- Support the Superintendent in ensuring that all safety regulations and company policies are followed on-site.
- Promote a culture of safety among all workers and actively participate in site safety meetings.
- Conduct regular safety audits and take corrective actions where needed to maintain a safe working environment.

Budget and Cost Management:
- Assist in tracking project costs and expenses to ensure they remain within the approved budget.
- Help manage and control labor and material costs by monitoring on-site activities and preventing waste.
- Provide input on potential cost-saving measures and efficiency improvements.
Qualifications:
- Education: Diploma or degree in Construction Management, Civil Engineering, or a related field is preferred.
- Experience: 3+ years of experience in residential construction, with experience in multi-family or single-family homes preferred. Previous supervisory experience is an asset.
- Knowledge: Understanding of local building codes, construction practices, and safety regulations in British Columbia.
- Technical Skills: Proficiency in reading and interpreting construction plans, blueprints, and specifications. Familiarity with construction management software is an asset.
- Soft Skills: Strong communication and interpersonal skills. Ability to work collaboratively with various stakeholders, problem-solving skills, and a keen attention to detail.
- Certifications: Occupational First Aid, WHMIS, and any other relevant safety certifications are an advantage.
Work Environment:
- Primarily based on-site at residential construction projects in the Greater Vancouver area.
- Requires the ability to work outdoors in varying weather conditions.
- Must be able to work flexible hours as required by project timelines.
