Matchbox Consulting Group is working closely with a residential and commercial developer in the Fraser Valley area for a Service Manager to join their team based in their Langley office to lead their deficiencies and maintenance.
Roles and Duties:
- Performing administrative duties such as communicating with clients, greeting customers or answering phone calls to schedule service appointments
- Prepare the finishing touches on homes or units prior to the final walk through with clients, completing walk throughs, and servicing the needs before move-in
- Complete post-possession walk throughs and the deficiencies, both at 3 months and 1 year. Also to complete all items from these walk thru lists.
- Prepare and lead homeowner orientation for handover operations
- Coordinate and hire trades to complete service-related items and tenant improvement works for our clients
- Monitor the cleanliness and excellence of our finished industrial sites and hold tenants accountable
- Develop a working knowledge of industry laws and regulations to ensure their service department is in compliance.
- Monthly reviews done on all commercial facilities for functioning outdoor lighting, irrigation, landscape, roof condition, HVAC, and more. Complete with monthly reporting on commercial buildings
- Be able to perform service repairs including, but not limited to:
- Drywall
- Painting
- Framing(minor)
- Siding
- Adjusting doors
- Finish carpentry
- Repairing caulking
- Roofs
- Ventilation
- Furnace
- Flooring
- Tile
- Manage winter upkeep like snow removal and spread salt on pavement to ensure liability is covered off from our tenants.
- Ensure repeat customers by handling customer concerns in a timely manner
- Weekly reporting for service pulled from software
- Response within 24 hours of service request dealt with customer.
- Continued education to develop
- Manage tenant improvement works under $250,000 along with retrofitting older commercial buildings.
- Take complete ownership of the property maintenance and service while working alongside others
- Quality control on all sites at different stages, complete lists/tasks and distribute to super/foreman.
Expectations:
- Working knowledge of home construction from foundation to handing over the keys
- Extensive knowledge on industry standards and best practices, including details about companies and manufacturers
- Clean and tidy representation in dress code while wearing professional attire
- Excellent customer service skills to resolve complaints efficiently and encourage repeat customers. Service based background required.
- Training for 1-3 months with the current service manager to gain deep knowledge on the whole process of home building for homeowner orientation
- Proficient in Microsoft applications like Microsoft Word, Outlook, Excel, and other related computer systems to our project software
- Excellent written and oral communication to effectively interact with clients and our service team
- Has a team-like attitude and operates in what is best for the company
- Must be budget conscious as you look for the best cost-effective option
- Able to resolve conflict appropriately and considerately
- Must be organized
- Competent time management skills to handle all service requests that arise on any given business day
- Continued coursework of the Travelers Warranty program to understand our clients’ warranty thoroughly
- Able to read a variety of plans, speculations and details on our properties and buildings
- Obtain First Aid Level 2
