Job Overview:

As a High-Rise Project Manager, you will oversee the planning, coordination, and execution of high-rise construction projects from the clients Richmond office. You will ensure projects are completed on time, within budget, and to the highest quality standards. You will collaborate with architects, engineers, subcontractors, and clients to achieve project objectives.

Key Responsibilities:

  1. Project Planning and Scheduling:

    • Develop comprehensive project plans, timelines, and schedules.
    • Coordinate with stakeholders to define project scope and objectives.
    • Prepare budgets, cost estimates, and resource allocation plans.
  2. Construction Management:

    • Oversee day-to-day operations of construction sites.
    • Ensure compliance with safety regulations, building codes, and quality standards.
    • Manage subcontractors and suppliers to ensure timely and quality deliverables.
  3. Team Leadership and Coordination:

    • Lead and manage project teams, including site supervisors, engineers, and administrative staff.
    • Foster a positive and collaborative team environment.
    • Conduct regular meetings to monitor project progress and address issues.
  4. Quality Control and Assurance:

    • Implement quality control procedures and conduct regular inspections.
    • Identify and resolve construction-related issues promptly.
    • Ensure final deliverables meet project specifications and client expectations.
  5. Budget and Cost Management:

    • Monitor project expenditures and control costs.
    • Prepare financial reports and forecasts.
    • Approve invoices and manage payment schedules for subcontractors and suppliers.
  6. Client and Stakeholder Communication:

    • Serve as the primary point of contact for clients and stakeholders.
    • Provide regular project updates and address any concerns.
    • Build and maintain positive client relationships.
  7. Risk Management:

    • Identify potential project risks and develop mitigation strategies.
    • Manage any changes in project scope, schedule, and budget.
    • Ensure contingency plans are in place for unforeseen challenges.
  8. Documentation and Reporting:

    • Maintain accurate project documentation, including contracts, permits, and inspection reports.
    • Prepare and submit regular progress reports to senior management.
    • Ensure all project records are up-to-date and compliant with company policies.

Qualifications:

  • Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field. A master’s degree is a plus.
  • Experience: Minimum of 5-7 years of experience in construction project management, with a focus on high-rise buildings.
  • Certifications: PMP, LEED, or other relevant certifications are preferred.
  • Technical Skills: Proficiency in project management software (e.g., MS Project, Procore), AutoCAD, and other relevant construction tools.
  • Knowledge: In-depth understanding of construction processes, materials, and legal regulations.
