Job Title: Senior Project Coordinator
Location: Vancouver, BC
Position Overview:
We are seeking an experienced Senior Project Coordinator to join our dynamic team in Vancouver. The ideal candidate will have a strong background in residential construction and development, with the ability to manage multiple projects from pre-construction through to final delivery. As a Senior Project Coordinator, you will be responsible for ensuring the seamless execution of our residential projects by coordinating with internal teams, external consultants, contractors, and other stakeholders.
Key Responsibilities:

Project Planning & Coordination:
- Work closely with the Project Manager and development team to define project scope, goals, and deliverables.
- Assist in the preparation and maintenance of detailed project schedules and timelines.
- Coordinate with architects, engineers, consultants, and contractors to ensure timely submission of project documents, permits, and approvals.
- Ensure compliance with local building codes, zoning regulations, and all other applicable municipal regulations.

Budget & Cost Management:
- Assist in preparing and managing project budgets, including cost forecasting and tracking.
- Collaborate with the procurement team to source materials and subcontractors, ensuring cost-effective solutions.
- Review and verify invoices, change orders, and progress claims for accuracy and completeness.
- Assist in identifying and mitigating potential cost overruns, providing recommendations for budget adjustments when necessary.

Construction & Site Coordination:
- Coordinate and monitor on-site activities to ensure the project is progressing on schedule.
- Collaborate with site supervisors and subcontractors to resolve any construction issues or delays.
- Conduct site visits to monitor progress, ensuring that quality control and safety standards are maintained.
- Assist in preparing reports on project status, highlighting any risks or issues that could impact project delivery.

Stakeholder Communication:
- Serve as a liaison between internal and external stakeholders, ensuring clear communication on project timelines, progress, and expectations.
- Facilitate regular project meetings, documenting decisions, action items, and follow-ups.
- Maintain strong relationships with clients, consultants, and subcontractors, ensuring a collaborative working environment.

Risk Management:
- Identify potential risks to project timelines, budgets, or quality and propose mitigation strategies.
- Proactively resolve conflicts or disputes that may arise during the project lifecycle.
- Ensure proper documentation is maintained for all project activities, including changes to scope, design, or schedule.
Qualifications:
- Minimum of 5 years of experience in project coordination, preferably in residential construction or real estate development.
- Bachelor’s degree in construction management, engineering, architecture, or a related field.
- Strong understanding of the construction process, including building codes, permits, and residential construction techniques.
- Excellent project management skills with the ability to manage multiple tasks and priorities.
- Proficiency in project management software (e.g., MS Project, Procore, or similar).
- Strong communication and interpersonal skills, with the ability to collaborate effectively with diverse teams.
- Attention to detail and a proactive approach to problem-solving.
- Knowledge of the Vancouver real estate and construction market is a plus.
