Job Title: Senior Project Manager

Position Overview:
We are seeking an experienced and driven Senior Project Manager to join our developer-builder team in Vancouver. The successful candidate will be responsible for overseeing the planning, execution, and completion of large-scale residential projects, including mid-rise and high-rise developments. As a Senior Project Manager, you will ensure projects are delivered on time, within budget, and to the highest quality standards. This role requires strong leadership skills, extensive experience in residential construction, and the ability to manage multiple projects from inception to completion.
Key Responsibilities:
- Project Leadership: Oversee all aspects of residential construction projects, from initial planning and design through to project closeout.
- Project Planning: Develop comprehensive project plans, schedules, and budgets in coordination with internal teams, consultants, and subcontractors.
- Team Management: Lead and mentor project teams, including site supervisors, coordinators, subcontractors, and external consultants, ensuring clear communication and collaboration.
- Budget and Cost Control: Manage project budgets, including cost forecasting, tracking, and reporting. Ensure that projects stay within budget while maintaining high-quality standards.
- Schedule Management: Develop and manage project schedules, ensuring timely completion of key milestones. Proactively identify potential delays and implement strategies to mitigate them.
- Contract Management: Administer contracts with consultants, subcontractors, and suppliers. Ensure compliance with all contractual obligations and manage changes or variations in scope.
- Quality Assurance: Oversee the implementation of quality control measures to ensure that all construction meets the highest industry standards and client expectations.
- Risk Management: Identify potential project risks, develop mitigation strategies, and manage issues as they arise to minimize impacts on project timelines and costs.
- Client Relations: Serve as the primary point of contact for clients, ensuring strong relationships and clear communication throughout the project lifecycle.
- Regulatory Compliance: Ensure all projects comply with local building codes, safety regulations, and environmental standards.
- Reporting: Provide regular updates to senior management and stakeholders on project progress, budget status, and any significant issues or risks.
- Project Closeout: Oversee project handover, including final inspections, client walkthroughs, and ensuring all documentation is completed and delivered.
Qualifications:
- Experience: Minimum of 8-10 years of project management experience in residential construction, with a focus on mid-rise and high-rise developments. Experience working with developer-builders is preferred.
- Education: A degree or diploma in Construction Management, Civil Engineering, or a related field. PMP or equivalent certification is an asset.
- Technical Skills: Strong understanding of residential construction methods, materials, and best practices. Proficiency in construction management software (e.g., Procore, MS Project, Primavera) and Microsoft Office Suite (Excel, Word, PowerPoint).
- Leadership Skills: Proven ability to lead and manage diverse teams, fostering a collaborative work environment and driving performance to achieve project goals.
- Communication: Excellent verbal and written communication skills, with the ability to effectively present information to clients, consultants, and project teams.
- Problem-Solving: Strong analytical and problem-solving skills, with the ability to think strategically and make informed decisions under pressure.
- Time Management: Exceptional organizational and time-management skills, with the ability to prioritize tasks, meet deadlines, and handle multiple projects simultaneously.
- Knowledge: Familiarity with local building codes, regulatory requirements, and municipal approval processes in Vancouver and the surrounding areas.
- Attention to Detail: High level of accuracy and attention to detail, ensuring that all aspects of the project meet the developer’s and client’s expectations.
Preferred Skills:
- Experience with large-scale residential developments, including mixed-use projects
- Familiarity with sustainable construction practices and LEED certification
- Knowledge of the Vancouver construction market and industry trends
- Experience in contract negotiation and dispute resolution
