Senior Project Manager
Vancouver | Large-Scale High-Rise / Masterplan / Base Build
MatchBox is supporting a prolific and well-established Vancouver-based general contractor delivering some of the largest and most complex high-rise and masterplan developments in the province. The company operates in a collaborative, ego-free environment and continues to secure major long-term work across the region. They are currently hiring a Senior Project Manager to join their leadership team.
The successful candidate will roll directly into Pre-Construction on an upcoming two-tower phase and work closely with executive leadership.
Position
Title: Senior Project Manager
Reports to: Project Director or Executive Vice President
Experience Required
Candidates must have experience in one or more of the following:

High-rise residential construction
-
Masterplan community development
-
Large-scale base build commercial or institutional construction from start to finish
Candidates may come from a General Contractor or Developer background, with GC experience preferred.
Role Overview
The Senior Project Manager is a senior leader on the project team responsible for clarifying direction, managing contractual obligations, and ensuring alignment between scope, budget, schedule, and quality. This role interfaces directly with clients, consultants, trade contractors, and internal leadership.
The SPM ensures that trade contracts fully encapsulate the intended scope and that executed work meets design intent, drawings, and specifications. This individual plays a key role in both Pre-Construction and execution phases.
Core Responsibilities

Champion a strong safety culture and visible HS&E leadership

Lead trade tendering including scope development, bid management, evaluation, and contract award

Ensure compliance with submittal and approval requirements prior to commencement of work

Establish and manage project-specific submittal structures
-
Maintain ongoing communication with trade contractors and Superintendents to ensure scope and schedule alignment

Coordinate consultant reviews and field documentation distribution

Review RFIs prior to submission

Review site instructions for scope, schedule, and budget impact

Identify and address quality control issues early
-
Review subcontractor field work to ensure compliance with specifications
-
Manage and monitor project schedule in coordination with the scheduler

Oversee document distribution including drawings, RFIs, and instructions

Review and approve progress draws with validated schedules of values
-
Perform detailed review of shop drawings, samples, and submittals prior to consultant submission

Lead change order management including pricing review, submission, approval tracking, and issuance
-
Oversee project close-out including deficiencies, warranties, O&M manuals, and occupancy documentation

Chair internal and external meetings and review minutes prior to issuance

Compile and issue monthly project reports

Ensure project execution aligns with contractual commitments, schedule, and budget
Required Knowledge & Skills

Strong understanding of construction safety practices and legislation

Deep knowledge of construction documents, drawings, and specifications

Strong grasp of construction methodologies and sequencing
-
Ability to review for constructability and completeness
-
Clear understanding of scope cross-over and potential gaps between trades
-
Strong communication and stakeholder management skills
-
Proven leadership capability
-
High organizational capacity and ability to manage multiple priorities

Ability to identify downstream schedule impacts
-
Independent decision-making capability in fast-paced environments
-
Strong negotiation and conflict resolution skills
