On behalf of our client, a Canadian developer-builder, MatchBox Consulting Group is searching for a construction Senior Project Manager to work on Vancouver Island.
Summary
The senior project manager is responsible for the overall direction, coordination, implementation, execution, control, and completion of projects ensuring consistency with company strategy, commitments, and goals. The senior project manager may oversee more than one project at a time and have general oversight and input on all projects outside their assigned tasks. They will assist in the leadership and mentorship of the organization’s project management team.

Key Responsibilities
• Project Design Management
• Assist the Development Team in design development and constructability review in a
vertically integrated project.
• Lead the planning and implementation of the project, client, and consultant
coordination
• Provide value engineering on conceptual and in-design projects
• Input on regulatory requirements of local and municipal governments
• Develop full-scale project plans
• Implement and manage project changes
• Ensure all company, client, and project policies, procedures, standards, etc., are adhered to
Project Scope Management
• Develop and manage detailed specifications and scopes of works for all disciplines,
prepare and execute appropriate construction contracts
• Define the scope, goals, and deliverables for each project assigned
• Define the tasks and resource requirements for each project assigned
Project Schedule Management
• Develop and manage the project schedule per task sequencing
• In conjunction with the site superintendent, manage timelines and track project
deliverables
• Monitor and maintain agreed-upon production rates
• Monitor and maintain milestones
• Prepare detailed estimates and budgets of soft and hard costs and track during projects
across all trade billings.
• Provide a budget and schedule at various stages of design development
• Manage budget and resource allocation throughout the life of the project, including
human resources
• Forecast costs to complete and project trends using data generated by corporate
software (Spectrum)
• Generate accurate monthly cost projections and mid-month cost trends
• Authorize/approve all project personnel transactions, purchase requisitions, change
requests, etc.
• Ensure QA/QC programs, mock-ups, and check sheets are compiled and adhered
to by the site team
• Evaluate and assess results of quality against established targets
Project Human Resource Management
• Provide continuous direction and support to the site and project team
• Assist the site superintendent in delegating the proper type of work to the appropriate
employees and/or sub-trades
Project Reporting Management
- Monitor and report monthly progress to stakeholders
- Prepare and present financial and status reports using advanced functions within relevant software
Project Communications Management
• Interface with client representatives, consultant representatives, subcontractors, and suppliers
• Provide direction to planning, scheduling, and design functions as required
Project Risk Management
• Proactively provide value engineering across all disciples, focusing on design problems and resolve before they transpire. Actively identify, guide, and give solutions to financial risks and design abnormalities with all stakeholders.
• Assess and provide early warning to stakeholders regarding potential risks
• Implement strategies to mitigate assessed risks
Project Procurement Management
• Plan and organize resource management and procurement strategies for project assignments
• Oversee the tendering and awarding of sub-trade contracts. Hire, schedule, and supervise own workforces
• Negotiate rates and terms
• Tender and award scopes of work using pre-approved subcontracts Supplemental Conditions, and purchase order system
• Maintain awareness of cost and commodity index trends and generally be in tune with local industry trends and construction cycles
• Maintain positive, long-term relationships with select trades and construction partners
Project Safety
• Lead by Example and observe all applicable safety requirements, including appropriate PPE
• Maintain safety training and certification, including CSTS, WHMIS, and other
appropriate designations
• Participate in Safety Audits, COR Certification, and Incident Investigations
• Be knowledgeable with the Health and Safety Manual
Miscellaneous
• Project workload and assignment changes as per business decisions
• Other duties as assigned
Qualifications and Experience
• Post Secondary degree or diploma in construction, building technology, or engineering.
• Gold Seal Constructor or PMP designation.
• 15+ years of construction experience, preferably multi-family
• At least ten years of direct work experience in construction project management
• 5+ years of experience in wood frame, residential construction
• Knowledgeable in building and construction
• Ability to lead the project and support its staff
• Great communicator
• Meets commitments
• Able to work with Microsoft Project, Outlook, Excel, Word and ProCore
• Advanced understanding of contract administration
• Knowledge of OH&S regulations and related building codes is essential
• Demonstrated success in project delivery and execution of project management methods
• Highly effective in negotiation, diplomacy, and conflict resolutions skills
Work Conditions
• Travel to site and off-site locations will be required
• Safety equipment will be required e.g., steel-toed safety boots, safety glasses/goggles, etc.
• Overtime as required
• Hazards associated with the trade
• Work both indoors and outdoors
