Matchbox is working closely with an award-winning residential community builder in Calgary looking for a Senior Sales Manager for their new multi-family residential projects. This opportunity would be a great role into high volume, high density residential sales for someone with a strong background in sales.
Team & Reporting
This role reports directly to the Executive Team and partners closely with our Marketing, Construction, Development, and Customer Service teams to drive coordinated project success.
You will play a central role in building and elevating the sales team for our medium and high-density communities, including adding a Senior Sales Representative for various projects. You will also collaborate with our existing Sales Representatives and internal resources, shaping the teams that represent flagship projects.
What You’ll Do
You will be the driving force behind sales strategy, operations, and performance across Alberta’s medium and high-density communities.
Strategic Planning & Execution
- Develop and implement comprehensive sales strategies for all phases – pre-launch, launch, release cycles, and ongoing sales.
- Forecast absorption rates, pricing strategies, and release sequencing in collaboration with the Executive Team.
- Proactively adjust plans based on market conditions, competitor activity, and buyer demographics to maximize revenue and velocity.
Sales Leadership & Team Development
- Build, train, mentor, and lead a high-performing sales team, including supervising the Sales Representatives.
- Inspire and coach your team to exceed performance targets while delivering a consistent, high-quality buyer experience.
- Manage internal sales staff and external vendors to ensure alignment with the highest standards and expectations.
- Foster a culture of collaboration, accountability, and continuous improvement across all sales functions.
Drive Buyer Experience & Conversion
- Design and continuously refine the buyer journey, including processes, scripts, follow-up pathways, and touchpoints, to improve conversion and retention.
- Oversee CRM utilization (HubSpot) to ensure accurate lead capture, tracking, reporting, and pipeline transparency.
- Work closely with Marketing to align campaigns, messaging, and launch activities with real-time sales insights.
Market Intelligence & Reporting
- Monitor market trends, pricing shifts, absorption patterns, and competitive offerings to inform proactive strategy.
- Deliver weekly and monthly performance reports, including KPIs, forecasts, and actionable recommendations to the Executive Team.
- Use data-driven insights to continually refine strategy and enhance sales performance.
Operational Oversight
- Oversee presentation centres, show suites, signage, and all sales environments to ensure a premium and consistent buyer experience.
- Collaborate with Marketing on sales collateral, release packages, event materials, and presentation assets.
- Lead VIP previews, public launches, realtor events, and community activations that support project awareness and sales momentum.
Contracting & Administration
- Ensure all purchase agreements, addenda, and buyer documentation are accurate and consistent with company policies.
- Partner with legal, finance, construction, and customer experience teams to support seamless transitions from contract to closing and possession.
What You Bring
- 7+ years of progressive experience in new-home residential real estate and 3+ years in a senior sales leadership role.
- Demonstrated success in condominium & high-rise (high-density) new-home developments, managing high-volume sales operations and achieving ambitious targets.
- Experience leading launch strategies, pricing, release cycles, and overall sales operations.
- Strong understanding of real estate markets, buyer expectations, and competitive dynamics.
- A collaborative, people-focused leadership style – you enjoy coaching, mentoring, and inspiring sales teams to perform at their best.
- Strong relationship-building skills with buyers, realtors, staff, and internal partners, along with confidence presenting to senior leadership and making data-driven recommendations.
- Proficiency in CRM systems (HubSpot or comparable) and sales reporting tools
- Ability to manage multiple active projects and work on-site full-time, including occasional evenings/weekends for events, launches, and previews.
