About the Role
We are seeking an experienced and highly skilled Site Superintendent to lead the day-to-day operations of multi-family residential construction projects. This leadership role is critical to ensuring projects are completed safely, on time, within budget, and to the highest standards of quality. The Site Superintendent will oversee all on-site activities, direct subcontractors and crews, and collaborate closely with the project management team to deliver large-scale residential developments including apartments, condominiums, and mixed-use buildings.

Key Responsibilities

Site Leadership & Coordination

  • Supervise and coordinate all on-site construction activities, ensuring alignment with project schedules, quality standards, and safety protocols.

  • Collaborate with the Project Manager to develop, maintain, and adjust construction schedules as needed.

  • Maintain clear communication with subcontractors, suppliers, and internal teams to drive project progress.

Quality Assurance & Compliance

  • Conduct regular site inspections to verify work meets design specifications, building codes, and quality standards.

  • Ensure timely resolution of any quality issues or deficiencies.

  • Oversee construction of common areas and amenities to ensure consistency with project plans.

Safety Management

  • Lead by example in enforcing robust safety protocols and ensuring compliance with all regulatory requirements.

  • Conduct site safety meetings and proactive hazard assessments to mitigate risks.

  • Maintain a safe, organized, and efficient job site environment.

Resource & Material Management

  • Coordinate material deliveries and ensure availability of resources to maintain project momentum.

  • Monitor material usage and address any supply chain issues proactively.

  • Ensure crews are properly staffed and equipped for daily operations.

Progress Tracking & Reporting

  • Maintain accurate daily records of site activities, labor, materials, and project milestones.

  • Provide detailed progress updates to senior management, highlighting achievements, risks, and mitigation plans.

  • Support cost control efforts by monitoring site expenditures and managing change orders effectively.

Team Leadership

  • Motivate and manage on-site teams, fostering a culture of collaboration, accountability, and excellence.

  • Mentor junior staff and promote professional growth within the team.

  • Address performance issues and resolve conflicts to maintain a productive work environment.

Problem Solving & Issue Resolution

  • Quickly identify and resolve on-site challenges, from scheduling conflicts to subcontractor performance issues.

  • Work closely with trades to ensure seamless coordination across disciplines (electrical, plumbing, HVAC, etc.).

Qualifications

  • Experience: Minimum 10 years of construction experience, with at least 5 years in a superintendent role overseeing multi-family residential projects.

  • Project Expertise: Proven ability to manage large-scale residential developments (apartments, condos, mixed-use).

  • Education: High school diploma required; post-secondary education in construction management, civil engineering, or related field preferred.

  • Leadership Skills: Strong leadership, communication, and team management abilities.

  • Technical Knowledge: Solid understanding of construction processes, building codes, safety standards, and trade coordination.

  • Software Proficiency: Experience with construction management software (e.g., Procore, Bluebeam) and scheduling tools.

  • Certifications: Valid driver’s license required. Safety certifications (e.g., OSHA 30, First Aid/CPR) are considered an asset.

Work Environment & Requirements

  • Ability to work in outdoor conditions year-round.

  • Physically capable of performing site tasks as required.

  • Expected to be on-site 5 days a week in Canmore.
