Job Title: Estimator

Position Overview:
We are seeking a highly organized and skilled Estimator to join our general contracting team in Richmond, specializing in industrial and commercial projects. The Estimator will play a key role in preparing detailed cost estimates, managing bid submissions, and ensuring the financial success of each project. The ideal candidate will have extensive experience in estimating for industrial and commercial construction projects, a thorough understanding of project specifications, and the ability to work in a fast-paced environment.
Key Responsibilities:
- Cost Estimation: Develop detailed and accurate cost estimates for industrial and commercial construction projects, including material, labor, equipment, and subcontractor costs.
- Bid Preparation: Lead and coordinate the preparation of competitive bids, including reviewing project documents, drawings, and specifications, and submitting timely, accurate proposals.
- Quantity Takeoffs: Perform detailed quantity takeoffs and cost analysis from drawings and project documents to support the development of accurate estimates.
- Vendor and Subcontractor Coordination: Source and engage with suppliers and subcontractors, obtain competitive pricing, and ensure all quotes align with project specifications.
- Budget Development: Work closely with project managers to develop and manage project budgets, ensuring estimates align with financial goals and project timelines.
- Risk Analysis: Identify project risks, assess cost impacts, and propose strategies to mitigate risks related to budget and schedule.
- Value Engineering: Provide recommendations for cost-saving measures and alternative construction methods or materials to improve project efficiency and cost-effectiveness.
- Document Management: Maintain detailed records of all estimates, bid submissions, and related documentation, ensuring transparency and accuracy throughout the estimating process.
- Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to ensure alignment between project requirements and estimates.
- Cost Monitoring: Provide ongoing support and cost tracking throughout the construction phase, ensuring the project remains within budget.
Qualifications:
- Experience: Minimum of 5-7 years of experience in estimating for industrial and commercial construction projects, with a proven track record of successful bids and cost management.
- Education: A degree or diploma in Construction Management, Quantity Surveying, Civil Engineering, or a related field.
- Software: Proficiency in estimating software (e.g., Procore, Sage Estimating, Timberline, PlanSwift) and Microsoft Office Suite (Excel, Word, Project).
- Technical Knowledge: Comprehensive understanding of industrial and commercial construction practices, materials, and methods, as well as building codes and regulations.
- Analytical Skills: Strong attention to detail with the ability to analyze construction documents and provide accurate quantity takeoffs and cost estimates.
- Communication: Excellent verbal and written communication skills, with the ability to present complex information clearly and concisely.
- Negotiation Skills: Strong negotiation skills for vendor and subcontractor pricing, ensuring the best value for the company.
- Time Management: Ability to manage multiple estimates, meet deadlines, and prioritize tasks effectively in a fast-paced environment.
Preferred Skills:
- Experience with large-scale industrial and commercial projects
- Knowledge of Richmond’s local construction market and industry trends
- Familiarity with various contract types, including lump sum, cost-plus, and design-build contracts
- LEED accreditation or experience with sustainable construction practices is a plus
