Development & Acquisitions Manager

Our client is a locally established residential developer with a strong Fraser Valley presence and a focus on delivering high-quality homes for end users and local communities.

They are looking for a Development & Acquisitions Manager to support land acquisition, feasibility, municipal approvals, entitlements, consultant coordination, and active development execution across a growing residential portfolio.

This is a hands-on role in a flat, entrepreneurial environment. It is not a remote role, not a highly layered corporate-platform role, and not the right fit for someone looking for a title-driven move or a short-term landing spot before returning to the Vancouver development market. The right person will be practical, grounded, detail-oriented, and genuinely interested in building a long-term career with a Fraser Valley developer.

The Role

The Development & Acquisitions Manager will work closely with ownership and senior leadership across land, approvals, project feasibility, and execution. This person will help assess new opportunities, manage municipal processes, coordinate consultants, track project risks, and support the movement of residential projects from concept through approvals and delivery.

The ideal candidate brings a strong understanding of land development fundamentals, municipal approvals, pro formas, consultants, servicing constraints, and residential development economics. Just as important, they bring the attitude required to succeed in a lean, hands-on business: humility, follow-through, accountability, and pride in creating homes people actually live in.

Key Responsibilities

  • Support land acquisition analysis, site review, market research, and early-stage feasibility.
  • Review potential land opportunities, including density assumptions, pricing, servicing, municipal constraints, and development risk.
  • Assist with development pro formas, project underwriting, and go/no-go analysis.
  • Manage or support rezoning, development permit, subdivision, servicing, and municipal approval processes.
  • Coordinate with municipalities, consultants, architects, engineers, planners, sales teams, and internal stakeholders.
  • Track project timelines, approval milestones, consultant deliverables, budgets, and key development risks.
  • Support active residential projects through changing market conditions, including evaluating whether projects should proceed, pause, adjust, or be repositioned.
  • Maintain organized project documentation, approvals tracking, consultant communication, schedules, and reporting.
  • Act as a practical, hands-on development resource for ownership and senior leadership.
  • Contribute to the long-term growth of a local developer focused on residential communities and end-user homes.

What We’re Looking For

  • 4–5+ years of experience in real estate development, land development, acquisitions, planning, development management, or a related real estate role.
  • Strong understanding of municipal approvals, entitlements, rezoning, development permits, subdivision, or servicing processes.
  • Exposure to land acquisition, site feasibility, development pro formas, or project underwriting.
  • Fraser Valley experience or a genuine connection to the Fraser Valley market is strongly preferred.
  • Experience with townhomes, wood-frame residential, low-rise, master-planned, or suburban residential communities is an asset.
  • Ability to coordinate consultants, manage details, and keep projects moving without needing constant hand-holding.
  • Practical communication style and the ability to work directly with ownership in a flat organization.
  • Strong work ethic, humility, and a long-term mindset.
  • Interest in building homes for real end users, not just managing abstract development files.

Compensation

The expected base salary is approximately $100,000, with the final package dependent on experience and overall fit.
