Commercial Tenant Improvement & Property Operations Manager

Vancouver, BC | Full-Time, In Office

MatchBox Consulting Group is seeking a Commercial Tenant Improvement & Property Operations Manager on behalf of an established Vancouver real estate owner and developer with a growing portfolio of commercial and retail spaces.

This is a rare owner-side opportunity combining tenant improvements, commercial construction and property operations. You will take commercial spaces from lease execution through design, construction, possession and opening—then help ensure they continue to operate at a high standard.

This is not a narrow administrative coordinator role. You will review drawings, walk sites, identify conflicts, manage contractors, coordinate building systems and drive projects through completion. If you enjoy being the person who connects the drawings, the site, the tenant and the building, this is an opportunity to take real ownership.

This is a full-time, in-office position in Vancouver, with regular site involvement as required.

What You’ll Do

Tenant Improvements and Construction

• Coordinate commercial tenants from lease execution through design, construction, possession and opening.

• Review architectural, mechanical, electrical, plumbing and consultant drawings.

• Manage tenant improvement submissions, approvals, contractors, consultants, schedules, inspections and deficiencies.

• Identify conflicts between tenant designs, site conditions and base-building systems.

• Coordinate shutdowns, tie-ins, access, testing, commissioning and project closeout.

• Conduct site inspections and monitor construction through completion.

Commercial Property Operations

• Oversee the physical operation, maintenance and presentation of commercial properties.

• Coordinate contractors and service providers for repairs, preventative maintenance and capital projects.

• Manage issues involving HVAC, electrical, plumbing, life safety, security, access, parking and loading.

• Develop scopes of work, review quotations, coordinate projects and verify completion.

• Support operating budgets, capital planning and emergency operational matters.

• Maintain accurate drawings, permits, warranties, contracts, consultant reports and maintenance records.

Internal Coordination

• Work across leasing, construction, development, property management, accounting and legal teams.

• Support the transition of newly completed commercial properties into operations.

• Maintain clear project, construction, deficiency and maintenance tracking.

• Coordinate operational matters with strata corporations and other mixed-use stakeholders.

What You Bring

• At least five years of relevant commercial construction, tenant improvement, property operations, facilities or tenant coordination experience.

• Strong knowledge of commercial construction and tenant improvement delivery.

• Confidence reading architectural, mechanical, electrical and consultant drawings.

• Practical understanding of commercial building systems and construction practices.

• Experience coordinating contractors, consultants and multiple concurrent projects.

• Strong organization, communication and problem-solving skills.

• Ability to work independently and drive projects through completion.

• Mixed-use or strata property experience is an asset.

• Valid BC driver’s licence.
