As they continue to grow, they are looking for a Property Accounting Manager to lead financial accounting and reporting for their Property Management operations.

About the Role

We are looking for an accounting leader with a strong grasp of property and asset management operations to oversee the financial accounting and reporting for the client’s Property Management business and their industrial and commercial portfolio.

As a key member of both the Asset Management and Finance teams, you will provide decision support through critical thinking, creativity, and collaboration, and lead a team of property accountants. This is a strong opportunity for a leader who wants to balance operational insight with financial reporting and GAAP compliance, and have real influence on how the portfolio is run.

Responsibilities

  • Provide strategic decision support to Property and Asset Management, including analysis of the capital plan, budgets, and cost recoveries
  • Review annual operating budgets and quarterly forecasts for each property, and support Property Managers in maximizing tenant cost recoveries
  • Review cash flow forecasts and distribution analysis prepared by property accountants
  • Review and analyze lease agreements, and provide recommendations to management and legal
  • Oversee property tax assessments and work with external consultants to minimize property taxes
  • Recommend and implement new financial systems, controls, and processes, and drive efficiency through lease set-up review in Yardi and standardized deliverables
  • Oversee accounting and finance activities for Property Management operations and all entities that own income-producing properties
  • Support the year-end audit, including preparation of working papers and analysis
  • Support reporting to third-party investors, including the quarterly investor report and cash forecast
  • Oversee all tenant billings and collections, including the annual CAM reconciliation, and monitor tenant accounts receivable for timely collection
  • Review new lease set-ups and amendments for accuracy
  • Review financial statements and property working papers, highlight variances, and resolve issues
  • Work with project accounting to transfer completed projects to asset management, including review of cost allocation models and transfer journal entries
  • Support development of reporting dashboards for property and asset management
  • Lead, coach, and develop a team of seven property accountants, one assistant manager, and one accounts receivable clerk
  • Identify capability gaps and work with the Senior Manager on coaching plans
  • Help the team prioritize competing demands week to week and throughout the year

Qualifications

Required

  • University degree and accounting designation (CA, CPA, CGA, or CMA)
  • 5+ years of Property or Asset Management operations and accounting experience, with proven leadership
  • Strong understanding of GAAP, REALpac, and financial reporting requirements
  • Experience with Yardi or other property management software
  • Intermediate to advanced knowledge of MS Office
  • Excellent communication and interpersonal skills, with a natural inclination for collaboration
  • Ability to prioritize and manage multiple tasks with competing priorities
  • Strong attention to detail, balanced with awareness of the bigger picture
  • Organized self-starter who works well both independently and in a team
  • Naturally curious, with a willingness to challenge assumptions and ask the hard questions

Preferred

  • Experience creating reporting dashboards in Power BI or other visualization software
  • Ability to connect with construction and development teams, understand their perspectives, and communicate with an operational mindset
