Vice President/Director, Industrial Development

Your Role

Reporting to the Executive Vice President, Eastern Canada, you will spearhead the full lifecycle of industrial development projects, from acquisition and due diligence through design and site plan approvals. You’ll lead a team of talented professionals while providing the strategic vision needed to ensure projects meet financial, schedule, and quality benchmarks.

This is a leadership role for an individual who understands the nuances of municipal approvals, land acquisition, and development processes, and who is ready to leave a lasting impact on the industrial landscape in Eastern Canada.

Key Responsibilities

Leadership & Team Development

• Provide strategic guidance to project teams throughout all phases of development, ensuring alignment with organizational goals.
• Mentor and grow a team of development professionals, fostering innovation, collaboration, and accountability.
• Collaborate with internal teams to develop market-leading marketing materials and enhance the company’s position as an industry leader.
• Represent the company at industry events and associations such as NAIOP.

Project Development

• Drive project entitlements, design, and execution, ensuring adherence to schedules, budgets, and quality standards.
• Oversee proformas, building layouts, and feasibility analyses for built-to-suit and speculative developments.
• Partner with construction teams to resolve issues and ensure smooth project turnover.
• Develop and maintain relationships with municipal staff, elected officials, and consultants to navigate complex regulatory landscapes.

Acquisitions

• Lead due diligence and feasibility analysis for land acquisitions, assessing opportunities through a deep understanding of municipal policies and development guidelines.
• Collaborate with brokers, consultants, and internal stakeholders to identify high-potential land opportunities.
• Stay ahead of market trends, building design innovations, and competitive dynamics to inform acquisition strategies.

What We’re Looking For

• A minimum of 5 years’ experience as a senior development executive in industrial real estate.
• Proven expertise in rezoning, site plan approvals, building permits, and other municipal processes.
• A strong understanding of the Ontario Building Code, legal contracts, title documents, and proformas.
• Post-secondary education in a relevant discipline (e.g., real estate, urban planning, architecture, or engineering).
• Exceptional communication and presentation skills, with the ability to inspire and lead diverse teams.
• Experience in government advocacy or industry association leadership is an asset.
• Proficiency in Office 365 and a data-driven approach to decision-making.
