Position Overview:
The Preconstruction Coordinator is responsible for managing the preconstruction phase of various projects, ensuring that all planning, design, and preparatory activities are completed efficiently and effectively. This role involves working closely with clients, architects, engineers, and construction teams to develop comprehensive project plans, budgets, and schedules. The Preconstruction Coordinator will facilitate smooth project transitions from the planning stage to the construction phase.
Key Responsibilities:

Project Planning and Coordination:
- Develop and manage comprehensive project plans, including timelines, budgets, and resource allocation.
- Coordinate with architects, engineers, and other consultants to ensure project designs meet client requirements.
- Facilitate preconstruction meetings to ensure all stakeholders are aligned on project objectives and deliverables.

Estimating and Budgeting:
- Prepare detailed cost estimates and budgets for projects.
- Review and analyze project specifications, drawings, and other documents to develop accurate estimates.
- Work with subcontractors and suppliers to obtain competitive pricing and ensure cost efficiency.

Permitting and Approvals:
- Ensure all necessary permits and approvals are obtained before construction begins.
- Coordinate with local authorities and regulatory agencies to ensure compliance with building codes and regulations.
- Maintain up-to-date knowledge of permitting processes and requirements.

Risk Management:
- Identify potential risks and develop strategies to mitigate them.
- Conduct risk assessments and implement risk management plans.
- Monitor and address any issues that may arise during the preconstruction phase.

Stakeholder Communication:
- Serve as the primary point of contact for clients, providing regular updates on project progress and addressing any concerns.
- Facilitate communication between clients, architects, engineers, and construction teams to ensure alignment and collaboration.
- Prepare and present detailed progress reports, including schedules, budgets, and quality assessments.

Contract Management:
- Assist in the procurement process, including selecting contractors and negotiating contracts.
- Ensure all contractual obligations are met and manage any contract disputes or changes.
- Monitor contractor performance and adherence to contractual terms and conditions.

Documentation and Reporting:
- Maintain accurate and organized records of all preconstruction activities, including contracts, correspondence, and project documentation.
- Ensure compliance with all company policies, procedures, and industry standards.
- Prepare and submit detailed preconstruction reports to senior management and clients.
Qualifications:
- Education: Degree or diploma in Construction Management, Civil Engineering, Architecture, or a related field.
- Experience: Minimum of 3-5 years of experience in preconstruction coordination or a related role.
- Skills:
- Strong organizational and project management abilities.
- Excellent communication and interpersonal skills.
- Proficiency in construction management software and tools (e.g., MS Project, Procore, or similar).
- In-depth knowledge of construction methods, materials, building codes, and industry standards.
- Strong analytical and problem-solving skills.
- Certifications: Relevant certifications (e.g., PMP, Gold Seal Certification) are preferred.
