Matchbox Consulting Group is partnering with one of BC’s most established residential real estate investment, development, and property management companies, looking for a Leasing Strategy Manager to lead their rental leasing function province-wide.
With close to $1 billion in assets under management, 150 staff, and a portfolio spanning Metro Vancouver, the Fraser Valley, Vancouver Island, and the Okanagan they are a vertically integrated operation with in-house acquisitions, development, construction, marketing, leasing, and property management teams all under one roof.
This role sits at the top of the leasing function. You will own the strategy, lead the teams, and be the driving force behind lease-up performance across an active and growing portfolio of residential rental communities across BC. It is a high-visibility position with direct input into pricing, marketing partnerships, and operational direction, and a clear pathway into a Director-level seat as the company continues to grow.

WHAT YOU WILL BE DOING
- Plan and execute lease-up programs across multiple residential rental communities to meet or exceed absorption and occupancy targets.
- Hire, train, and mentor leasing teams to ensure consistent performance and strong customer service standards.
- Partner with the Marketing team to ensure leasing teams have the tools, materials, and campaigns needed to drive results on site.
- Monitor team performance and provide ongoing coaching, feedback, and motivation.
- Review and analyze daily, weekly, and monthly leasing reports to identify trends and implement strategies to accelerate leasing velocity.
- Provide detailed weekly and monthly performance updates to senior management with market insights and tactical adjustments.
- Recommend and adjust pricing and incentive strategies based on market conditions and project goals.
- Ensure all leasing documentation and data entry are accurate and compliant with BC tenancy laws and company policy.
- Monitor competing properties and market trends to keep communities well-positioned.
- Manage internal referral programs and develop external referral channels through community partnerships.
- Support turnover suites and maintain occupancy at stabilized communities.
WHO YOU ARE
- 3 to 5 years of proven experience managing a real estate leasing or sales program and team, ideally within new residential development.
- Strong leadership and coaching skills with experience managing teams across multiple sites.
- Analytical mindset with the ability to interpret leasing data, pricing trends, and market conditions.
- In-depth knowledge of BC tenancy laws and compliance standards.
- Excellent communication and organizational skills with the ability to report clearly to senior leadership.
- Experience setting pricing, incentives, and leasing targets.
- Proficient in CRM systems.
- Customer-focused with strong sales instincts and a results-driven approach.
- Valid BC driver’s license.
